1. About This Platform

ihomestay.my is a homestay listing directory operated by Nature Biozyme Sdn Bhd, a company incorporated in Malaysia. The platform provides an online directory that allows homestay owners ("Owners") to list their properties and allows guests ("Guests") to discover and contact Owners directly.

ihomestay.my is a directory service only. We do not process bookings, handle payments between Guests and Owners, or act as a party to any agreement between a Guest and an Owner.

2. Acceptance of Terms

By creating an account, listing a property, or using any feature of ihomestay.my, you confirm that:

• You are at least 18 years of age.
• You have the legal capacity to enter into a binding agreement.
• All information you provide is accurate, complete, and current.
• You have read, understood, and agree to these Terms of Use in full.

3. User Accounts

You are responsible for maintaining the confidentiality of your account credentials. You must not share your password or allow others to access your account. ihomestay.my reserves the right to suspend or terminate any account that violates these terms, engages in fraudulent behaviour, or poses a risk to other users.

4. Listing Owner Obligations

As an Owner, you warrant that:

• You are the legal owner or authorised representative of the listed property.
• All listing information (photos, description, pricing, facilities) is accurate and truthful.
• The property is legally permitted to operate as a short-term accommodation in its jurisdiction.
• You will deal with Guests honestly and fulfil any arrangements made outside this platform.
• Your listing does not violate any applicable laws, regulations, or third-party rights.

ihomestay.my reserves the right to remove any listing at any time, without notice or explanation, if it is deemed to violate these terms or the spirit of the platform.

5. No Booking Guarantee

ihomestay.my does not facilitate, mediate, or guarantee bookings between Guests and Owners. All arrangements — including dates, pricing, deposits, cancellation terms, and payments — are made directly between the Guest and the Owner outside of this platform.

ihomestay.my is not liable for any failure by an Owner to honour an arrangement, any failure by a Guest to pay, or any dispute arising from a booking or stay.

6. Fraud & Scam Disclaimer

While we take reasonable steps to verify owner information and moderate listings, we cannot guarantee the identity, intentions, or conduct of any user. Users are strongly advised to:

• Never transfer money to an Owner without visiting or verifying the property.
• Use secure payment methods that offer recourse in the event of fraud.
• Conduct due diligence before making any deposit or advance payment.
• Report suspicious listings or conduct to us immediately at [email protected].

In the event of suspected fraud, Guests should contact the Royal Malaysia Police (PDRM) or file a report via the National Scam Response Centre (NSRC) at 997.

Nature Biozyme Sdn Bhd shall not be held liable for any direct, indirect, incidental, or consequential loss, damage, or harm arising from fraudulent acts by any user of this platform.

7. Verified Host Status

The "Verified Host" badge on ihomestay.my indicates that the Owner has submitted identification or business documentation to ihomestay.my, and that this information has been reviewed by our team.

ihomestay.my reserves the right to revoke Verified Host status at any time without notice.

8. Payments & Fees

Listing a property on ihomestay.my is free. Certain premium features — including Featured Listing placement — are available for purchase. Payments for premium features are processed via BillPlz and are subject to BillPlz's own terms and conditions.

All fees are non-refundable unless otherwise stated. ihomestay.my does not process payments between Guests and Owners — any such payments are made entirely outside of this platform and are the sole responsibility of the parties involved.

9. Prohibited Conduct

You must not use ihomestay.my to:

• Post false, misleading, or fraudulent listings.
• Impersonate another person or entity.
• Collect or harvest personal data of other users.
• Transmit spam, malware, or any harmful content.
• Engage in any activity that disrupts or impairs the platform.
• List properties you do not own or are not authorised to rent.
• Use the platform for any unlawful purpose.

10. Intellectual Property

All content on ihomestay.my — including the design, layout, code, text, logos, and graphics — is the property of Nature Biozyme Sdn Bhd and is protected by Malaysian and international copyright law. You may not reproduce, distribute, or use any content from this platform without prior written permission.

By uploading photos or content to ihomestay.my, you grant us a non-exclusive, royalty-free licence to display that content on the platform for the purpose of operating the directory.

11. Limitation of Liability

To the maximum extent permitted by Malaysian law, Nature Biozyme Sdn Bhd, its directors, employees, and agents shall not be liable for any:

• Loss of income, revenue, or profits.
• Loss of data or business opportunity.
• Personal injury or property damage.
• Fraudulent transactions or scams carried out by users.
• Any indirect or consequential loss arising from use of this platform.

The platform is provided "as is" without warranties of any kind, express or implied.

12. Governing Law

These Terms of Use are governed by and construed in accordance with the laws of Malaysia. Any disputes arising from these terms or your use of ihomestay.my shall be subject to the exclusive jurisdiction of the Malaysian courts.
